Mutation records show that the land has been transferred in the government revenue records to the current owner. In Bihar you can check mutation status online on the Bihar Bhumi portal. The jamabandi should be in the seller’s name, and land rent (lagaan) receipts should be up to date.
3. Match the plot on the ground with the records
Confirm the khata number, khesra (plot) number, rakba (area) and chauhaddi (boundaries) from the records, then physically verify them at the site. Measure the plot if possible. Many disputes start with a mismatch between what is written and what is fenced.
4. Check for encumbrances and disputes
An encumbrance certificate from the registry office shows whether the land is mortgaged or already sold. Also ask locally about any family disputes or pending court cases involving the land. A visit to the local anchal office can reveal a lot.
5. Confirm the land type and usage
Verify whether the land is raiyati (privately owned) and whether it is suitable for residential use. Government land, forest land or land under acquisition cannot be legally sold to you.
